Agent Introductions & Fee payments

An introductory fee of 5% of one years’ average rent (including incentives) will be paid to non-retained agents in the event of a successful introduction of an otherwise unknown party.

Any proposed introduction fee payment is subject to the following conditions and will be subject to the parties entering into a separate agreement at the relevant time:

• That the introduced party is otherwise unknown to IPIF or their retained agents at the time of the introduction.
• The party being introduced is not currently represented by another Agency/firm of Surveyors.
• The named party being introduced must be the ‘proposed occupier’, not their representative.  
• The introduced party successfully completes a letting on the specified IPIF premises within 6 months of the date of the introduction with terms having been agreed with the party within 3 months of the date of introduction.
• All introductions must be submitted in connection with the relevant IPIF estate.
• The agreed letting is for a period of no less than 3 years term certain. In the event of shorter lettings a reduced or stepped fee payment will be implemented at the discretion of IPIF.
• The introducing agent is not at any time during negotiations to be retained by the introduced party to act on their behalf.
• All introductions are to be formally registered by the agent via either email or the submission form on the IPIF website.
• It remains the responsibility of the introducing agent to claim any fee due within 3 months of completion of the said letting.
• Any agreed fees will only be payable to a recognised property agency company and not to an individual person or employee using standard IPIF payment procedures.
• The payment of any introductory fees remains at all times at the complete discretion of IPIF who will endeavour to act reasonably at all times.
